Is it a wipe-down or a mold remediation job?

Some mold is a cleaning job. A few dark marks on tile grout, a window frame that sweats in January, a corner of a closet on an outside wall: if the surface is hard, the area is small, and you know where the damp came from, drying the area out and fixing that cause usually handles it.

It becomes a remediation job when the mold has gone into something soft or porous. Sheetrock, plaster, carpet pad, attic insulation and the underside of old floorboards all hold it, and so does anything inside a duct. In Shreveport the usual signs are a musty smell that rises through the floor when the AC comes on, a stain that keeps coming back on the same ceiling after rain, and dark or soft wood when someone opens the crawl space hatch.

Mold in the walls: what to do first

If you suspect mold inside a wall, stop the water if you can find it, keep the room shut, and leave the wall alone rather than cutting into it. Opening a wall without containment spreads what is inside through the house. The next step is an independent assessment: moisture mapping finds how far the water went, and sampling answers what is growing if anyone needs to know. Louisiana does not allow one company to both assess and remediate mold on the same property, so the assessor and the remediation crew are always separate. See mold inspection and testing in Shreveport.

How mold remediation is done in a Shreveport house

Closing the area off. Plastic walls go up around the affected rooms with a zip door for the crew. A machine pulls air out of the space through a HEPA filter, keeping the pressure slightly lower than in the rest of the house so loose spores move inward. Supply and return vents inside the area are taped over so the air handler does not pick anything up.

Taking out what cannot be saved. Moldy sheetrock, plaster lath where it has rotted, insulation and carpet pad are cut out, bagged inside the work area and carried out sealed. Framing, joists, sill plates and subfloor are kept wherever they are sound, then brushed or sanded back, vacuumed with filtered equipment and treated.

Getting it dry. Dehumidifiers and fans run until the moisture readings in the wood are back to normal. Under a raised floor that often takes longer than people expect, because the soil below is part of the source.

Final clean and clearance. Every surface inside the plastic is wiped and vacuumed, including the ones that looked fine. On larger jobs the independent assessor takes an air sample inside the work area and one outdoors, and the plastic stays up until the result says the room is clear.

A single room usually takes one to two days, a crawl space two to four days, and a whole air handler and duct job about a week.

Where we find it in Shreveport and Bossier City houses

Under raised floors. Older raised houses sit on piers over clay that holds water. When the vapor barrier on the ground is torn or missing, the joists stay damp through the summer and mold follows. That is crawl space mold removal.

Inside older bathrooms. Original tile over a shower pan that has finally failed, or a supply line that has dripped inside the wall for months. See bathroom mold removal.

After a hard freeze. In February 2021, back-to-back winter storms left most of the city's water customers without service as mains and pipes broke. Pipes in attics and crawl spaces that split in a freeze, and were not dried out quickly, are where mold shows up weeks later. See water damage restoration.

After spring storms. Wind-driven rain gets past old window frames and flashing, and a roof leak can soak attic insulation before anyone sees a stain. See attic mold removal and mold after a flood or leak.

In the air handler. A wet coil or a blocked drain pan grows mold that the system blows into every room. See mold in AC units and ducts.

Mold remediation: what Shreveport homeowners ask

Is mold remediation the same as mold removal?

Removal is one step: cutting out and bagging the material mold has grown into. Remediation is the whole process around that step, from sealing the area so spores stay put, through cleaning and treating the wood that stays, to drying and the independent air test at the end. Anything bigger than a small patch is priced as remediation.

How is mold removed professionally?

Under containment: the area is sealed with plastic and kept under slight suction through a filtered air machine, the moldy material is cut out and bagged, sound framing is cleaned and treated, the space is dried, and on larger jobs an independent assessor tests the air before the containment comes down.

How much does mold remediation cost in Shreveport?

Most single rooms come in between $1,500 and $4,500. Crawl spaces range from $2,500 to $15,000 depending on whether encapsulation is included, attics $2,500 to $8,000, and a whole-house HVAC job $6,000 to $20,000. The written figure comes after the assessment.

Can mold be completely removed?

The growth in a house can be removed and the area brought back in line with outdoor air, which is what the clearance test checks. Mold spores exist everywhere outdoors, so the aim is no active growth indoors, and that only lasts when the moisture behind it is fixed.

What stops mold coming back after remediation?

Dealing with the water. The written scope lists what needs to change, whether a plumbing repair, a new vapor barrier under the house, a dehumidifier in the crawl space or a bath fan ducted outdoors instead of into the attic.

Can we stay in the house during remediation?

Usually yes for one room, because that room is sealed off and the rest of the house carries on. When the job is the air handler and ducts, or several rooms at once, it is often easier to stay elsewhere for the few days it takes.

Does a mold remediation contractor need a Louisiana license?

For mold remediation jobs valued at $7,500 or more, Louisiana requires a mold remediation license from the State Licensing Board for Contractors. Ask to see it, with proof of insurance, before work starts. Louisiana also does not allow the company that assesses the mold to be the one that removes it.

Is a rental with mold considered uninhabitable?

That depends on the lease and on Louisiana landlord and tenant law, so it is a question for the landlord, the tenant or a lawyer, not for us. What helps either side is an independent assessment report showing where the mold is, how far it reaches and what fixing it involves.
