Where mold shows up in commercial buildings

Above the ceiling grid. A roof leak or a dripping condensate line soaks the ceiling tiles and the space above them, and the stain on a tile is usually the first thing anyone notices.

In older air handling equipment. Rooftop units and air handlers that have not been opened in years can carry growth to every room they serve. See mold in AC units and ducts.

Kitchens and restrooms. Steam, wash-down water and weak exhaust keep the walls wet behind equipment and partitions.

Behind wall coverings on outside walls. Vinyl wallcovering traps moisture against the sheetrock, and the growth is found when a tenant moves out and the walls are opened.

Rental houses and apartments. Bathrooms, crawl spaces and the after-effects of a leak a tenant never reported. The gap between leases is the easiest time to deal with it.

Churches and large halls. Big rooms used once or twice a week sit closed and humid through the summer.

The assessment and the remediation come from separate firms

Louisiana does not allow one company to both assess and remediate mold on the same property. For a commercial building that works in your favor: an independent assessor maps the moisture, samples where needed and writes a report naming the cause, the affected areas and what has to be done. The remediation is then priced against that report, and after the work the same independent assessor carries out the clearance test. Owners, tenants and insurers get a report from someone who is not grading their own work. More on how that works is on the mold inspection and testing page.

How a commercial mold remediation job runs

A schedule built around the building. Which areas are sealed and when, how staff and customers are kept clear, and whether the work happens at night or on weekends when the space is in use. One written price for the agreed scope.

Containment. The work area is closed off with plastic and kept under slight suction through filtered air machines, so the rest of the building stays open.

Removal. Ceiling tile, sheetrock, insulation and carpet that mold has grown into are cut out, bagged inside the containment and removed sealed. Framing and slab are cleaned and treated.

Drying and cleaning. The area is dried to normal readings, then wiped and vacuumed with filtered equipment.

Clearance and the cause. The independent assessor tests the air before the containment comes down. The roof, condensate line, ventilation or plumbing problem named in the report goes to the right trade so the next inspection does not find the same thing.

Landlords and property managers

For a rental between tenants, the order is simple: independent assessment, remediation, then the independent clearance test, with the written report kept on file for the next lease. Because the assessment comes first and is separate, you can review it with the owner or the tenant before you sign for any remediation. Bathrooms and crawl spaces are the usual finds in rental houses; see bathroom mold removal and crawl space mold removal.

What commercial mold remediation costs in Shreveport

An assessment with a written report is typically $300 to $600 for a small building and more for a large one. A small commercial remediation in one area usually runs $3,000 to $25,000, depending on the size of the area, the materials that have to come out and whether the work is done out of hours. Larger buildings and HVAC systems are priced from the assessment. Clearance testing is $200 to $450 per area. Every price on the site is on the mold removal cost page.

Prices on this page are estimates from previous work. We cannot quote an exact price. The actual cost can be lower or higher depending on the job. The person who knows is the professional who will do the work. You get a written quote after we see the house.

Commercial mold: what Shreveport owners and managers ask

Can the business stay open during mold remediation?

Usually, yes. The work area is sealed off and kept under slight suction through filtered air machines, so the rest of the building carries on. Where the affected area sits in the middle of the floor, the work is scheduled for nights or weekends.

How much does commercial mold remediation cost in Shreveport?

A small job in one area typically runs $3,000 to $25,000, depending on the area, what has to come out and the hours. The assessment that scopes it is usually $300 to $600 for a small building, and the written price follows the assessment report.

Who writes the report for the tenant, the owner or the insurer?

An independent assessor, separate from the remediation crew, as Louisiana requires. Their first report covers the cause, moisture readings, photos and any lab results, and their clearance test after the work closes the file.

How do I handle mold in a rental between tenants?

Have it assessed first, review the report with the owner, then have the remediation done and the independent clearance test carried out before the next lease starts. Keep the report on file for the next tenant.

How long does a commercial mold job take?

It depends on the size of the affected area and when the space is available. A single area in a small building is often a few days of work; jobs worked around business hours take longer. The schedule is set out in the written scope before anything starts.

Does a commercial mold remediation contractor need a Louisiana license?

Yes, for jobs valued at $7,500 or more, which includes most commercial remediation. The contractor needs a mold remediation license from the State Licensing Board for Contractors. Ask to see it, with proof of insurance, before work starts. Building work that follows, such as roofing or HVAC replacement, may need its own permit from the City of Shreveport or the parish.

Is the air conditioning system part of the job?

Only if the assessment finds growth in it. Mold in an air handler or ducts is its own scope because the system carries it to every room; see mold in AC units and ducts.
